Solid Hardwood Flooring

Solid hardwood flooring is the premium option for homeowners who want a floor that lasts for decades and improves with age. Oak is the most popular species in the UK, followed by ash, walnut and pine. Solid wood can be sanded and refinished multiple times over its lifetime, making it a true long-term investment.

Because solid wood expands and contracts significantly with changes in humidity, it requires careful installation. Most solid wood floors are secret-nailed to a timber subfloor and must acclimatise for several days before fitting. It is not recommended over underfloor heating or on concrete ground floors without careful DPM treatment.

What’s involved

  • ✓ Subfloor inspection (moisture testing essential)
  • ✓ Acclimatisation of boards (3–7 days)
  • ✓ Secret nailing to timber subfloor or gluing to concrete
  • ✓ Cutting and fitting around architraves and hearths
  • ✓ First sand, staining (if required) and finishing coats
  • ✓ Edge treatment and threshold strips

Typical costs

£60–£120+ per m² supply and fitted, depending on wood species, grade and board width. Wider boards cost more. Sanding and refinishing an existing solid wood floor costs £15–£30 per m².

Prices vary by region, subfloor condition and product choice. Compare 3 quotes for the most accurate price for your specific job.

FAQs — Solid Hardwood Flooring

How many times can solid wood flooring be sanded?
A typical solid wood floor 18–20mm thick can be sanded 8–10 times over its lifetime. Each sanding removes approximately 1.5–2mm, so the total number depends on the original thickness.
Can solid wood flooring go over underfloor heating?
Generally no — repeated heating and cooling causes excessive expansion and contraction, leading to cracking and gapping. Engineered wood is the correct choice for UFH installations.
How long does solid wood flooring need to acclimatise?
Typically 3–7 days in the room where it will be fitted, at normal living temperature and humidity. This allows the wood to adjust before fitting and reduces movement after installation.
What finishes are available for solid wood flooring?
Lacquer (hardwearing, easy to clean), oil (natural look, requires periodic re-oiling), hardwax oil (combines durability with a natural finish) and UV-cured oil are the most common. Your fitter can advise on the best option for your lifestyle.
How much does solid wood flooring cost to supply and fit?
Typically £60–£120+ per m² all in, depending on species and board width. Sanding and refinishing costs £15–£30 per m². Get 3 quotes to compare.
